One of the first questions every new landlord asks is: How much should I pay for property management? The answer depends on the level of service you need, the location of your property, and the agent you choose. Here's a breakdown.

Let Only: The Entry-Level Option

Let Only means the agent finds a tenant and signs the contract — then hands everything back to you. You collect rent, handle maintenance, deal with issues. Typical cost: one month's rent + VAT. This is the cheapest option, but you're essentially a hands-on landlord.

Full Management: Hands-Off Peace of Mind

Full management means the agent handles everything: finding tenants, collecting rent, arranging maintenance, inspections, compliance, and dealing with tenant issues. Typical cost: 10-15% of monthly rent + VAT. At Winsor, our full management fee is 12% of rent + VAT.

What's Included in Full Management?

A good full management service should include: tenant finding and referencing, rent collection, monthly statements, property inspections (every 6 months), maintenance coordination, compliance paperwork (gas safety, EPC, EICR), deposit protection, and a dedicated property manager you can contact directly.

Additional Fees to Watch For

Some agents charge extra for things other agents include as standard. Watch out for: inventory/check-out fees (£150-£250), referencing fees (£30-£80 per person), tenancy setup fees (£200-£400), and renewal fees. Always ask for a full breakdown before signing up.

Conclusion

Property management isn't free — but the right agent pays for itself. At Winsor, our fees are transparent, competitive, and clearly set out in our Fee Schedule. Contact us for a personalised quote.
